Since then Youngdahl has been fortunate to provide services for over a dozen major development firms working in the Folsom South area, including AKT Investments, Lennar Homes, Taylor Morrison, TRI Pointe Homes, and Folsom Cordova Unified School District.

Folsom South is an approximately 3,500 acre area south of highway 50 which has been undeveloped prairie and forest used exclusively for cattle grazing for the past 50 years. In 2001 the county of Sacramento approved a transfer of this land to the City of Folsom’s sphere of influence with a Memorandum of Understanding (MOU). The MOU outlined a comprehensive planning process for the project site, including public participation with stakeholders and the public at large. After the city passed Measure W in 2004 it began a planning process with input from future developers and the public for the future proposals for the south of 50 project, now known as the Specific Plan Area. In 2011 the city voted on a plan outlining future city expansion, set to contain 10,000 residential homes, 450 acres dedicated to commercial use, 120 acres of parks, a new high school, middle school, and several elementary schools.

Youngdahl has performed many Phase I and Phase II Environmental Assessments and Geotechnical Engineering Studies throughout the site. Hundreds of individual subsurface soil tests were conducted to establish a comprehensive geologic understanding of the site to ensure suitability for construction and compliance with state environmental laws. As construction begins, Youngdahl now transitions to providing ongoing earthwork observation and testing services during all site grading, utility trench installation, and retaining wall construction. Special inspection services are also provided to ensure Quality Control of all structural concrete, structural masonry, and structural steel used.
