Gio Apartments & Garage
Youngdahl Consulting Group, Inc provided a geotechnical engineering study and on-going consultation for the construction of the Gio Apartments in Sacramento.
This 3 acre property which was previously built on, then redeveloped for office buildings by AT&T some time before 1961. The office building was sold for private development and subsequently vacated in 2014. The purpose of this study was to perform a subsurface exploration and evaluate the surface and subsurface soil conditions for a proposed 5-story mixed use wood frame building with 213 residential units and 4,300 square feet of street level retail, a neighboring 5-story parking garage with a rooftop terrace, and associated street level parking. Youngdahl provided geotechnical information and design criteria for the project appropriate to the observed site conditions. Due to the presence of loose fills and clay, excavation and replacement of soils was recommended; as well as, for the removal of concretes and pavements associated with the previous buildings.
Our geotechnical work was been followed by providing Quality Control and Assurance services during new construction. Earthwork observation and testing services were performed during site grading and utility trench installation. Further excavations during grading operations revealed previously unknown underground petroleum storage tanks. Youngdahl provided additional soil sampling and testing of materials, which determined existing contaminants to be within regulatory limits as set by the RWQCB, USEPA, and the DTSC.
Youngdahl then provided special inspection services during building construction, including observation and testing of structural concrete, structural masonry, structural steel, epoxy anchors, shear wall nailing, and fireproofing. Total cost of the project is estimated to be $44 million.
